Brian Garrison has been both a member of the Design and the Building Professions. He has held an associate position with the AIA (American Institute of Architects) and is a licensed General Contractor in California. He has done work in residential design and construction all across the United States and parts of China. He is married with four children living in Santa Rosa, Calif. 60 miles north of San Francisco.

Great American Homeplans has been providing home designs to the home building industry since 1982. Over time we have developed an extensive collection of homes available for your use. All our plans are designed for the best use of the building materials available today minimizing waste and labor costs. Our chosen methods of construction are tried and true over years of feedback by builders and homeowners like you building from these plans.

Great American Homeplans provides this collection of hundreds of home plans ranging in size from 500 s.f. to over 10,000 s.f. All have been built. Most are designed to fit on standard City Lots with an emphasis on usable square footage with minimal wasted space. Our plans are designed to meet the U.B.C., U.P.C., U.M.C., N.E.C., C.B.C., C.M.C., C.P.C., and C.E.C. and B.O.C.A building standards and other national building codes as well. Because these plans are sold all over the country, local building standards, such as energy-codes, snow loads and seismic calculations must be understood to take precedence in actual construction. Your builder or local professional can easily make minor changes as necessary so your plans can meet local codes.

The construction plans include Exterior Elevations, Floor Plans, Foundation Plans, Roof framing Plans, Cross sections, Electrical Plans, and details- all the necessary elements of a blueprint for building your home. Mirror reversed plans are available as well as reproducible originals. Title 24 heat and energy calculations are available at an additional cost for California residents. All of our plans are easily modified.
